Third-party cost guides put mid-level custom builds around $200 to $300+ per square foot, high-end homes at $300 to $450+, and Idaho standard-finish work near $115 to $120 — all before land and site work. Process & timeline

What are the steps to build a custom home?

Most builds move through eight phases: consultation and budgeting, design and plans, permits, site prep and foundation, framing, mechanicals and rough-ins, interior finish, and the final walkthrough. You stay part of the key decisions the whole way, with one point of contact.

How long does it take to build a custom home in Idaho?

Roughly 10 to 16 months of construction once permits are approved, plus a few months of design and approvals up front — so about 12 to 24 months all-in from first consultation to move-in. Size, site, weather, and change orders all move the schedule.

Do you handle permits and inspections?

Yes. We prepare and submit the permit paperwork to the local jurisdiction and coordinate the inspections at each phase — foundation, framing, mechanicals, and final. Managing that process is part of the job, not something we hand back to you.

Registered vs. licensed & trust

Is Bolton Built licensed or registered?

Registered. Idaho registers general contractors rather than licensing them — there is no state competency exam for general building. Bolton Built holds an active Idaho registration, RCE-65510, and carries liability insurance. The honest term is "registered," not "licensed."

How do I verify your Idaho registration?

Search our RCE number, RCE-65510, or our legal name, Brian Bolton Construction LLC, on the Idaho DOPL contractor lookup at dopl.idaho.gov and confirm the registration is active. We hand you the number precisely so you can check us yourself.

What questions should I ask before hiring a builder?

Ask for the RCE number and verify it, proof of liability insurance, references from recent local projects, who your single point of contact is, how they communicate, how they handle change orders, and what their warranty covers — and make sure it is all in a written contract.

Financing

How do construction loans work in Idaho?

Most people use a construction-to-permanent loan: it funds the build in stages ("draws") as work is completed and inspected, then converts to a regular mortgage at move-in. Lenders commonly look for around 20% down and want the land secured first. We are a builder, not a lender — talk to a local lender for your terms.

Do you do remodels, or only new builds?

Both — remodels and additions are core work for us, not a footnote. Many builders avoid remodels because they are harder to scope, so they pad the price or never call back. We treat them as bread-and-butter and will quote your kitchen, bath, basement, or whole-house remodel in detail.

Yes — room additions, second stories, and garages, blended seamlessly with your existing home. We match rooflines, siding, and interior finishes so the new space looks like it was always there, structurally sound underneath and beautifully finished on top.

Do you build barndominiums?

Yes. We build barndominiums to real custom-home standards — engineered, insulated, permitted, and finished — not as a cheap metal shell. Built right, a barndo delivers the shop-and-home lifestyle in one durable, flexible building.

Do you build ADUs or guest homes?

Yes. We build accessory dwelling units and guest homes for multigenerational living, guests, or rental income — built to the same registered, hand-built standard as everything we do, with the permitting handled. Zoning depends on your lot, and we can check it with you.
